Each project is a custom bid based upon the scope of the project and term. However, on average, the per room charge may range from $ 500 to $2000 depending on the size and scope for a 60 day contract.
What does a consultation cost?
Garnish offers a FREE 30 minute consultation to initially discuss our services and view the property.
Should the client wish for Garnish to simply provide staging advice and Seller to perform the work, Garnish will provide a comprehensive consultation with a full written report itemizing what needs to be prepared and purchased to get the home in staging condition. Our professional resources along with the name and number of each expert will be furnished to the Seller so that special projects; such as painting or landscaping is handled by local companies who provide exceptional service. This fee for this service to "do-it yourself" is $250.
For partial staging, defined as using a mixture of the Seller and Garnish assets, we develop a Property Presentation Plan ($250) which details the work required to get the property in staging condition before we arrive to complement your home with our assets. This plan outlines what stays and what goes of the Seller’s assets.
For " Full House Staging", Garnish’s design concept fee is included in the overall project cost.
Does Garnish paint or recommend color?
We have worked with a specialist to select a spectrum of colors that will work for any property and can recommend painters in the area to get the job completed for you.
Does Garnish own its assets or rent?
Being a staging and design firm we own the majority of our furniture and all of our accessories. Occasionally we will lease from a design studio in San Francisco to complement our inventory.
Do I have to move out?
Staging is by definition, fabricating an environment. It is our objective to create an interior and environment that enables prospective buyers to see the possibility that the property represents in every manner. We stage to the minute detail through our use of accessories and placement of furnishings. When a property is occupied, much of our efforts do not have the opportunity to show through or to remain intact if the home is occupied. Additionally, we only use fine furnishings, luxury bedding and contemporary accessories - if they were lived among, the quality of such would suffer and we strive to provide a quality service to all of our clients.
Liability issues, a strong belief in the power of staging and general wear/tear costs resulted in a change in our 2007 service offerings - we no longer provide staging services using "our" assets when a property is occupied. Here we deploy Re-Design efforts.
Re-Design means we will come into the house and re-design your interior using your assets. We move, relocate, store, make recommendations and de-clutter your home to get it in staged condition. It is a cost effective method of staging which accomplishes the same objectives and works wonderfully for those Sellers who are unable to move out while the house is on the market. Our fee is billed hourly for Re-Design. It takes approximately 1/2 day to 2 days to ready a property through Re-Design.
In very limited cases, where there are no children/pets and it is a no smoking household, Garnish will consider providing staging services for an occupied property. Call to discuss.
How long is the service in place?
Typically, the contract is in place for an automatic 60 days. Your fee covers 60 days and should you close early, it does not result in a pro-rated refund of staging fees.
How do we get started?
The first step is to phone Garnish for an initial consultation to meet and to view the property. Then Garnish will provide Seller with a quote which also details recommendations, resources, overall merchandise concept for the property and a few options on staging; partial or full house staging. Once the quote is accepted, we then enter in to a "Staging Contract" detailing the terms. Staging takes place within 1 week or a few days of your first broker’s open. Staging on average takes 1-2 days depending on the size of the house.
What happens when I close?
Client and/or Agent are responsible for notifying Garnish of the close date and to make arrangements for the retrieval of the assets within the specified initial term or subsequent terms to avoid additional charges. Garnish will make arrangements to empty house of assets within 10 business days.
